Turn Your Porch Into a Sunroom

You have two options for enclosing your porch: a three-season sunroom for milder weather or a four-season room with heating and cooling for year-round use. AG Construction Management converts porches in Cary and across the Triangle as part of our sunroom additions.

If you'd like fresh air with protection from insects, see our screened porches.

Is Your Porch Ready to Be Enclosed?

We assess the porch before it becomes the basis for a quote, so you know what the existing structure can carry before you see a price. Our sunroom design service then works out the layout and how the room will look from the yard. If your porch is an open deck without a roof, it needs a roof first, and most decks weren't built to carry one.

We check:

  • Roof: sound, draining well and flashed where it meets the house
  • Posts: able to take new walls and windows between them
  • Floor framing: able to carry an enclosed room
  • Drainage: how water moves off the porch and away from the house

Three-Season or Four-Season?

Four-Season Sunroom

Insulated walls and glass, tied into the home's heating and cooling. Built for year-round use. Learn more about a four-season sunroom.

What a Porch Conversion Looks Like

Timelines vary with the size of the porch, its condition and the permit.

  1. Porch check, design and permitting. We check the porch, then prepare drawings and structural details and file the permit. This is the least predictable phase, and we handle the follow-up.
  2. Reinforcement and framing. Any reinforcement the porch needs, then the walls and any changes to the roof structure.
  3. Roof, windows and envelope. Roofing, windows and doors set, and flashing detailed at the seam. This is what decides whether the room stays dry.
  4. Electrical, finish and walkthrough. Wiring, HVAC on a four-season room, then flooring, trim and paint. A walkthrough before the room goes into use.

What Affects Porch Conversion Cost

  • Structural work: repairs or reinforcement to the posts and floor
  • Room type: a four-season room adds insulation and heating and cooling
  • Size and glass: the porch's size and how much window area it gets
  • Roof: repairs to the roof or changes where it ties into the house
  • Electrical: outlets, lighting and ceiling fans
  • Finishes: flooring, trim and the ceiling

We put a number to your project after we've seen the porch and agreed on the room. Our sunroom cost guide explains what moves the budget.

Porch Conversion FAQs

Do I need a permit to convert a porch to a sunroom in Cary?

Cross Icon Image

Yes. The Town of Cary lists converting a porch to a sunroom by adding glass or vinyl windows among projects that need a building permit, and so do new lighting, receptacle outlets and ceiling fans (unless a ceiling fan-rated electrical box already exists). We prepare the drawings, file the permit and handle the follow-up.

Can I use it in winter?

Cross Icon Image

A four-season room, yes. A three-season room will be cold in January.

What's the difference between a porch conversion and a patio enclosure?

Cross Icon Image

A porch conversion starts with a porch that already has a roof. If you have a ground-level patio slab without a roof, see our patio enclosure page.
