Cook and Host in the Same Room

Older homes keep everyone in separate rooms, which kills the connection. Open up the floor plan so whoever is cooking stays in the conversation, and the space feels bigger than it measures.

Opening up a kitchen means taking down walls, and that is rarely as simple as it looks. That is where AG-CM comes in. We know which walls can go and what it takes to replace them, so you end up with a room built for entertaining.

How Load-Bearing Wall Removal Works

A structural engineer sizes a beam to replace what the wall was holding up. Columns then move that load down through the framing to the foundation.

Walls hide more than weight. Inside them run plumbing stacks, HVAC ducts, and electrical that all need new routes before anything gets closed up.

Where the wall used to be, ceilings and floors need attention. Flooring gets woven in so the seam does not read as a patch, and the beam either disappears into the ceiling or becomes something you meant to show. Some projects go further and open the ceiling into a vault.

Permits and Structural Inspection

Every Triangle city requires a permit to take out a load-bearing wall, and engineered drawings go in with the application. The framing gets inspected before it can be covered.

Skipping that shows up later. Unpermitted structural work surfaces during a home sale, and the fix costs far more than the permit ever would.

What Drives the Cost of Opening a Wall

The beam is the biggest variable. A longer span needs more steel or engineered lumber. Framing that beam flush into the ceiling costs more than leaving it exposed below.

Rerouting plumbing and HVAC adds to it. So does the ceiling and flooring work afterward. Our kitchen remodel cost guide covers how the pieces add up.
